Ryan Fleege s'installe avec son épouse, Emily, et leur fille, Leila, dans une nouvelle maison. Alors qu'il se rend dans le garage en compagnie de son frère Mike, il découvre près d'une centaine de cassettes ayant appartenu aux anciens propriétaires. Sur l'une d'entre elles, il observe les jeunes soeurs Katie et Kristie en pleine transe. C'est alors que débute une série de phénomènes étranges à l'intérieur de la maison.
